Structural design

At its Pratteln site, Planzer Transport AG is extending the logistics center it opened in 2006 to include an impressive additional structure. The new building has 24,600m2 of storage space, a transshipment area of 2,000m2, 50 truck loading bays split over two levels, plus 1,000m2 of office space. On the ground floor, two additional covered tracks are being added to the existing rail connection. On top of the first-floor ceiling is a high-bay storage area that extends along approximately two-thirds of the building's length. It occupies 6,300m2, is 22m high and has capacity for 27,000 europallets.

In close collaboration with the developer, and following in-depth discussions with the rack planner, a design was drawn up that guarantees the client a permissible deformation of the first-floor ceiling of 1/1000. For a reinforced concrete ceiling with an 8-meter span, this represents a structural solution verging on the bounds of feasibility. Work had to be carried out alongside ongoing operations at the Pratteln I logistics building. The second delivery level on the first floor of the new building presented a major challenge. Two temporary ramps were constructed to compensate for the one-story height difference and temporarily divert incoming and outgoing trucks around the building site.

La société Planzer Transport AG agrandit son centre logistique de Pratteln qui a ouvert ses portes en 2006. L’imposant nouveau bâtiment offre une surface de stockage de 24 600 m2, une surface de transbordement de 2000 m2, 50 plateformes de déchargement pour les camions, réparties sur deux niveaux, ainsi que 1000 m2 de bureaux. Au rez-de-chaussée, deux quais couverts supplémentaires ont été ajoutés au raccordement existant au réseau ferroviaire. Au-dessus du premier étage, un entrepôt à rayonnages grande hauteur occupe les deux tiers de la longueur du bâtiment, occupant une surface au sol de 6300 m2, pour une hauteur de 22 m et un volume de stockage de 27 000 Europalettes. En étroite concertation avec la maîtrise d’ouvrage et après d’intenses discussions avec le planificateur des rayonnages, un concept garantissant au maître d’ouvrage une déformation admissible de la dalle de 1I/1000 a pu être élaboré. Pour une dalle en béton armé d’une portée de 8 m, cela représentait une solution à la limite de la faisabilité. Le chantier devait être réalisé tandis que le bâtiment logistique Pratteln I restait opérationnel. Le deuxième niveau des arrivages au 1er étage du nouveau bâtiment représentait une difficulté à surmonter. Deux rampes ont été construites pour compenser la différence de niveau d’un étage et permettre aux camions assurant le chargement et le déchargement de circuler autour du chantier.

Quand esthétique rime avec fonctionnalité

Le site actuel sera transformé en campus accueillant le nouveau siège de l’entreprise. Pièce maîtresse de l’ensemble: un nouveau parc entouré par les bureaux, appelé à devenir l’emblème du cœur du campus. Avec le projet Rose et la Vision 2020, Syngenta souhaite atteindre une dimension urbaine.

Syngenta donne la priorité à un aménagement de postes de travail d’une grande qualité, satisfaisant aux besoins actuels d’une entreprise. Un air intérieur sain est une nécessité et conformément à la philosophie de l’entreprise, la construction des bâtiments se doit d’être exemplaire en termes d’énergie et de durabilité. La construction répond au standard Minergie-P-ECO.
Par ailleurs, le siège de l’entreprise doit se prêter à des agrandissements ultérieurs. Cette réserve d’extension est assurée par la structure de base du bâtiment 1006, conçue pour permettre l’ajout de huit étages. Par ailleurs, la Vision 2020 offre des possibilités supplémentaires d’extension.

Architecture and func­tion in unison

The project sets out to transform the present corporate site in Basel into a new, campus-style global headquarters. A new park, framed by the office buildings, will become the emblem and centerpiece of the core area. Through this remodeling project – christened “Rose” after the name of the site (Rosenthal) – and its Vision 2020, Syngenta is aiming to enhance its urban presence.

The company’s top priority is to create high-quality workplaces that fully satisfy present-day needs. High environmental comfort is a must. Moreover, consistent with the corporate philosophy, the buildings are designed to meet stringent (Swiss MinergieP-ECO standard) energy efficiency and sustainability criteria. Allowance is also made for possible subsequent extensions to the headquarters, the necessary reserve capacity being designed into the structure of Building 1006, which permits later upward extension by eight stories. The company’s Vision 2020 likewise provides for additional development potential.

Architektur und Funktion im Einklang

Der heutige Firmenstandort soll im Sinne eines Campus zum neuen globalen Hauptquartier umgebaut werden. Das Herzstück bildet ein neuer Park, der durch die Bürogebäude eingefasst ist und zum Sinnbild der Core Area wird. Mit dem Projekt Rose und der Vision 2020 will sich Syngenta zur Stadt hin präsentieren.

Das oberste Ziel von Syngenta ist es, qualitativ hochwertige Arbeitsplätze zu erstellen, die den heutigen Bedürfnissen entsprechen. Ein gutes Innenraumklima ist Pflicht und die Gebäude sollen, im Sinne der Geschäftsphilosophie, energetisch sinnvoll und nachhaltig erstellt werden. Die Ausführung erfolgt in Minergie-P-ECO.
Der Hauptsitz muss spätere Ausbauten ermöglichen. Diese Ausbaureserve bietet die Grundstruktur des Gebäudes 1006, welche eine spätere Aufstockung um weitere acht Geschosse gestattet. Die Vision 2020 schafft zudem weitere Ausbaupotenziale.
 

Konstruktion

Konstruktive Lösung an den Grenzen der Machbarkeit

An ihrem Standort in Pratteln erweitert die Planzer Transport AG das im Jahr 2006 eröffnete Logistikcenter um ein weiteres imposantes Bauwerk. Das neue Gebäude umfasst eine Lagerfläche von 24 600 m2, eine Umschlagfläche von 2 000 m2, 50 Andockstellen für Lastwagen, verteilt auf zwei Ebenen, sowie 1 000 m2 Bürofläche. Im Erdgeschoss wird zudem der bestehende Bahnanschluss um zwei zusätzliche gedeckte Gleise erweitert. Auf der Decke über dem 1. Obergeschoss befindet sich auf einer Länge von rund zwei Dritteln des Gebäudes ein Hochregallager mit einer Grundfläche von 6 300 m2, einer Höhe von 22 m und einem Lagervolumen von 27 000 Europaletten.

In enger Absprache mit der Bauherrschaft und intensiven Gesprächen mit dem Regalplaner konnte ein Konzept erarbeitet werden, das dem Bauherrn eine zulässige Verformung der Decke von l/1000 garantiert. Für eine Stahlbetonflachdecke mit einer Spannweite von acht Metern bedeutet dies eine konstruktive Lösung an den Grenzen der Machbarkeit. Die Baustelle musste unter laufendem Betrieb des Logistikgebäudes Pratteln I funktionieren. Dabei stellte die zweite Anlieferungsebene im 1. Obergeschoss des Neubaus eine grosse Herausforderung dar. Um den Höhenunterschied von einem Geschoss ausgleichen und die an- und abfahrenden Lastwagen um die Baustelle herum leiten zu können, wurden vorgängig zwei Rampen errichtet.
